We manage properties for a wide range of clients from individual investors to large corporations and institutions such as Jayeff Construction Corporation, HDIC-McCune Foundation of Santa Fe , Los Alamos Research Park and Union National Life Insurance Company.

A Brief Overview of Our Property Management Scope of Services:

  • Perform regular property inspections and monitor preventative maintenance programs
  • Establish property procedures for day to day operations and emergency programs
  • Competitively bid, negotiate and approve service contracts for the property
  • Oversight of the operation and maintenance of all property automated systems
    (HVAC systems, door monitoring systems, fire alarm systems, etc.)
  • Administer the leases and lease renewals, enforce lease compliance with tenants
  • Supervise property collections including property receipts, records of accounts, bank deposits and delinquent accounts
  • Prepare annual budgets, including operating budget, CAM reconciliation/budget and capital expenditure budget
  • Provide a monthly financial reporting package to include: executive summary of property activity, budget comparison, profit and loss statement, balance sheet, aged accounts receivable, bank account statements, bank statement reconciliation, security deposit liability accounting and updated rent roll
  • Analyze and make recommendations on major capital expenditures
