At Grubb & Ellis | New Mexico we are committed to professionalism. The Grubb & Ellis | New Mexico Property Management Team for each managed property is responsible for providing support in operations, tenant relations and financial services. Two of our Portfolio Managers hold the Certified Portfolio Manager (CPM ® ) designation from the Institute of Real Estate Management (IREM ® ). Certified Portfolio Manager (CPM ® ) members are recognized as experts in real estate management. Clients benefit from the experience of these seasoned staff members as well as from the innovativeness of our newer employees. Each property management team is staffed by an experienced portfolio manager, an accountant and a member of the maintenance staff.
Portfolios are maintained to a manageable size of 400,000 to 500,000 square feet to ensure that each owner receives quality management services for their investment. The Grubb & Ellis | New Mexico integrated team approach to property management is one of the most important keys to our success and an essential element in our commitment to quality customer service for each and every one of our clients and tenants.
Our property management division maintains an in-house maintenance staff, allowing Grubb & Ellis | New Mexico to provide premiere, consistent maintenance services on managed properties. Our team members, through experience, education, and a commitment to professionalism enhance the value of the real estate assets we manage. As an Accredited Management Organization (AMO ® ) firm, we offer a dedicated real estate management team to all of our clients.
A Brief Overview of Our Property Management Scope of Services:
- Perform regular property inspections and monitor preventative maintenance programs
- Establish property procedures for day to day operations and emergency programs
- Competitively bid, negotiate and approve service contracts for the property
- Oversight of the operation and maintenance of all property automated systems
(HVAC systems, door monitoring systems, fire alarm systems, etc.)
- Administer the leases and lease renewals, enforce lease compliance with tenants
- Supervise property collections including property receipts, records of accounts, bank deposits and delinquent accounts
- Prepare annual budgets, including operating budget, CAM reconciliation/budget and capital expenditure budget
- Provide a monthly financial reporting package to include: executive summary of property activity, budget comparison, profit and loss statement, balance sheet, aged accounts receivable, bank account statements, bank statement reconciliation, security deposit liability accounting and updated rent roll
- Analyze and make recommendations on major capital expenditures
